Fully Restored French Farmhouse & Campsite For Sale - 269.000€
A carefully and sympathetically restored stone farmhouse dating from the 18th century together with a successful campsite business in a very peaceful village setting next to a château. Situated in a vibrant local community of different nationalities in the heart of the Poitou-Charentes region of South West France. The house is in excellent condition with many original features. Recent renovations include new roofs, new electrics throughout, double glazing and new mains water supply, new gutters, downpipes and soakaways. The house is well insulated and has two log burners and a recently installed oil fired central heating system. There are currently 3 huge bedrooms upstairs which could easily be made into 5, one en-suite and with a dressing room and another with the plumbing in situ for its own en-suite. Upstairs is a large family bathroom and downstairs a toilet and shower room. The fully equipped kitchen, dining room and toilet and shower room have a handmade terracotta tiled floor. There is a lounge of 40 m² and another living room currently used as a music room of 40 m², both with the original chestnut parquet floors. Many rooms have enormous oak beams and beautiful roof carpentry. Every room has connections for both French & Uk television. The whole house and part of the campsite are covered by a fast internet connection.
The 500 m² of outbuildings include a huge workshop with wood store above, stables, boiler room, barns, piggery, chicken house, garage and an enormous open room which was formerly (until the last war) the village boulangerie. All the buildings are in first class condition. The large outdoor garden shelter houses the well which has a pump. Both the house and campsite can be run off spring water or mains water. The shelter is used all year round as an outside barbecue and dining area / summer kitchen with its electricity and water supplies. There is a beautiful garden with a vegetable plot and a variety of mature fruit trees and vines.
The possibilities for this property are many. It could easily be divided into 2 or 3 separate properties or made into a B&B (there aren't any others in the village) and the outbuildings could be converted into gites for rental or workshops. The camping field itself has outline planning permission which could be used to build a separate property or to enlarge the campsite facilities. There is ample space for a swimming pool and the well water could be used to fill it at no cost.
The thriving campsite business currently opens from Easter to the end of September and brings visitors from all over Europe. There are currently 6 pitches, but space for many more, electric hookups, toilet and shower, picnic tables, children's swings, tourist information point and hardstanding. The surrounding roads have official camping road-signs and the campsite is advertised throughout France and with the regional tourist information. The camping business has its own website which will be included in the sale. A link to the Camping Regina website can be found by clicking on the location on Google map. Many more photographs and information are available on request.
The village has a shop and bar, primary school, church and mairie (town hall), library, a 12th century church and an ancient lavoir on the same source of spring water as the well at the property. Pizzas, snacks, fresh bread and breakfasts are available at the bar, which is invaluable for the campers. The village hosts communal meals and events throughout the year and there are many different local groups and associations which cater for activities like rambling, dancing, singing, theatre, painting, French language classes etc.
Within a few minutes drive, in the town of Lezay is a supermarket, selection of shops, medical centre, restaurants and its famous Tuesday market. The other local towns of Sauzé Vaussais, Melle and Chef Boutonne are all a short drive away and have swimming pools, cinemas and weekly markets. There are hospitals at Ruffec and Niort with the large teaching hospital at Poitiers. The west coast beaches and La Rochelle are just over an hour away and the whole area has many local attractions such as Futuroscope, Vallée des Singes and the Marais Poitevin, to name a few.
The house and business are priced to sell quickly (for health reasons) at a price considerably below three agent's valuations of August 2019. Purchasers can avoid the estate agents fees of between 7% -10% by buying the property direct from the owners with just the Notaire's fees to pay on completion.
